MIXED-USE BUILDINGS – SOL NASCENTE 2 – DF

 

The proposal that aims to meet the demand for new housing units integrated to the commerce (mixed-use buildings) in the Sol Nascente Housing Sector, Section 2, in the Administrative Region of Ceilândia – DF, is developed in 12 lots of 3,106 m² each, and the model object of this proposal is based on Sets B1 and B2. With the rule of conditioning the commerce in the ground floor and three floors of housing units, our approach focuses on 7 fundamental points:

URBAN DESIGN – LANDSCAPING – CONSTRUCTIVE POTENTIAL – CONSTRUCTIVE SYSTEM – SOCIAL INTEGRATION – SUSTAINABILITY – PLASTICITY

1. URBAN DESIGN

The buildings open to the city presenting the concept of displaced blocks and internal circulations with views to the surroundings. The pedestrian and vehicle accesses were carefully thought out to optimize flows, and the unevenness of the terrain was considered in the access for the ground floor stores, whose rises from one end of the building to the other reaches 3 meters. Thus, the stores have variable internal height, from 2.50 m to 5.50 m, which results in a diversity of typologies and values of the commercial units since some of them can make mezzanine and multiply their working area. Between the two sets, the interstitial space destined for the square was used in “L” to give sense of continuity with the other blocks, besides having high pedestrian lanes and bicycle lane.

2. LANDSCAPING

The landscape design of the square uses the same orthogonal language of buildings and also works with the concept of continuity and fluidity using well-marked lines. The vegetation specification considers the typical “cerrado” species, as well as the aesthetic aspects involved.

3. CONSTRUCTIVE POTENTIAL

We seek the best relationship between density and comfort. The utilization coefficient of the lots is equal to 2, which would allow up to 6,212 m² of computable area. However, with only 4-story buildings, maximum utilization would result in an uncomfortable density, with no social conviviality areas and closed traffic. Therefore, we prefer to use the maximum potential from the qualitative point of view, creating the maximum of residential and commercial units without prejudice to ventilation, insolation, circulations and living spaces.

4. CONSTRUCTIVE SYSTEMS

The constructive systems adopted prioritize aspects of economy, modularity and speed of execution. The ground floor and the 3 residential decks are built into masonry structure of concrete blocks and prefabricated concrete slabs. The circulations arranged between the blocks are of metallic structure and concrete slabs. In the underground, conventional system of reinforced concrete molded in loco, for execution of backers, pillars and beams.

5. SOCIAL INTEGRATION

The integration takes place in the first instance inside the block, where an internal square with benches, lighting, vegetation, creates a favorable environment for meeting and strengthening community ties. The playground creates this possibility for children as well as leisure. On a second level, the integration takes place from the inside out of the block, where open circulations and views to the environment integrate the building into urban life.

6. SUSTAINABILITY

The buildings were designed to take advantage of the best conditions of cross ventilation and sunshine. The horizontal and vertical brises result from studies of the Brasilia Solar Chart to provide adequate shading on the facades. Another strategy for the management of natural resources is the reuse of rainwater.

7. PLASTICITY

The formal and aesthetic aspects of the Sol Nascente Set 2 show that standardization and constructive economics are not synonymous of poor plastic quality. The game of building volumes and positioning of the horizontal and vertical circulations creates a full and empty rhythm, and the façades follow a variable composition of windows, balconies and colors.
